FAQs
Can you fully manage my property? Yes. We can do everything a normal letting agent can apart from receive or handle your rent money.
I only want to use you for specific actions – is this ok? Yes. You can use us however you wish. If you just want us to pay a visit to your tenant to give him a gentle reminder to pay his or her rent then this is fine.
Can I use you alongside my current letting agent? Yes. If you want us to do things that your letting agent is proving too slow to do then we will do whatever you want.
How much does it cost? It all depends what we do for you. Please look at the service list. As a rule of thumb budget £25 per hour.
Can I pass on your charges to my tenant? Yes you can. Its up to you. We will still seek payment from you but you can charge “Moving in" arrangement fees or “late payment” fees to the tenant which covers our cost. So effectively you could get your property managed for free depending on how much of our charge you can pass on to a tenant.
Do I have to pay any other costs? The hourly rate we charge will include all other costs such as travelling costs to properties, phone calls etc. the only additional costs are direct out of pocket costs such as advertising costs.
How do I pay for the services? Our agents will invoice you and will request payment within 7 days. They will indicate to you how they wish to be paid which will need to be agreed with you at the start of any work.
What if I am unhappy with the service? Tell us about it. We want your feedback. This whole system requires your feedback so we can make improvements where necessary. Our feedback form is located at the top menu.
Will you evict a non-paying tenant? We will prepare and serve the correct notices however we will not prepare court papers or attend court. The main reason for this is we are not solicitors. We can however put you in touch with some specialist solicitors who can evict your tenant for a fixed fee.
Why do you not have any shop window premises? We are a cost focused organisation. We want to provide value to our landlords. There is no reason for us to have a high street presence, fleet of flash mini coopers or slick suits. Everything we need to do with regards to managing a property portfolio can be done by phone, email and car. Do not let anyone convince you to the contrary.
What is your unique selling proposition? We are an organisation for landlords by landlords primarily. We will have the necessary empathy, inside knowledge and basic common sense compared to white collar worker who probably isn’t even on the property ladder.
We NEVER handle your cash so you can be assured that any expenditure on your portfolio can only ever be authorised by you.
I want to proceed – what do I do next? Find an agent in your area by clicking on the region and then the borough council your property is in. There you will find the contact details of our agents in that area. Then give them a call, send them an email or send them a fax. You can even Skype them if you wish!
