2. Convert enquiry to order
If you respond within 24 hours of their enquiry you have a high chance of converting the enquiry to an order. If the enquiry comes in through the phone or Skype be charming and helpful!
That’s the best bit of advice I can give you.
A general structure of the communication you should follow is:
- Ask them how can we help
- Ask them their current situation
- Ask them if there was a particular service they were interested in
- Ask them if they would like to proceed
Its up to you to do whatever service you want for the landlord if it is not detailed in the service list. Just remember to inform the landlord its £25.00 per hour and give them an estimation of the cost if possible.
Now if they decide to proceed I strongly recommend you offer them a credit limit of whatever you feel comfortable with. I believe that most people will abide by ebay’s 5 fundamental values, especially number 1 which is we believe people are basically good.
This is key as it gets you to show to the landlord your services with very little risk, instils faith and trust in the landlord and creates a community effect to the whole of this process. This will have massive knock on effects for you as this landlord will tell other landlords which will mean more business for you.
If landlords abuse this trust then report them in the Landlords Blacklist section of the forum.
Once you have agreed to work for the landlord you need to process his orders. For orders agreed direct with the landlord that are outside of the list of services you simply carry them out to the landlord’s satisfaction.
